Two of our three notes contain a large gap between the discounted cash flow and the closest peer, in opposite directions. We report the gap rather than average it away.
| Company | Price | DCF base case | Closest-peer cross-check |
|---|---|---|---|
| CHH | $105.64 | $43.58 (−58.7%) | Wyndham multiples average $106.44 (+0.8%) |
| MZTI | $104.47 | $160.33 (+53.5%) | JJSF EV/EBITDA implies $113.86 (+9.0%) |
The rating follows one rule: the DCF sensitivity grid. BUY if every cell sits above the price, SELL if every cell sits below, HOLD if the price falls inside. The peer comparison is a cross-check shown beside it, and a reviewer who weighted it differently could land elsewhere; the CHH note says so directly.
The useful move is to ask what each method has to assume. For CHH, at the same assumptions the DCF would reach the current price only if free cash flow were about $278M, 2.4x the trailing figure. For MZTI, the price implies a starting free cash flow of about $134M, 0.65x the actual. The peer numbers carry their own caveats: company-defined adjusted earnings that exclude costs our free-cash-flow basis includes (CHH), and a closest-peer P/E of 30.52x resting on depressed earnings (MZTI).
